Moving Up, Buying Your Next Home

Last month, we focused our blog on first time homeowners. This month we would like to focus on the move-up buyer. I see many buyers each month who have simply outgrown their existing home and need more space. Many people buy their first home before having children and once the little ones come into the picture, more space is needed almost immediately. This is where a builder can help.
So what do you do with your existing home?
Great question!! Meeting with Shanna before making the decision to purchase is the first step. Shanna can do an analysis on your home/community to see exactly what price range would be best to list your home. One great program that Dominion offers is our “House to Sell” program. This program lets you be in the process of selling your home as we are building your new home. In this program, if you have not sold your existing home by the time we enter the “drywall complete” stage of construction, you will remain in contract with Dominion, but your home can now be marketed to other buyers. If a non-contingent buyer wants to purchase your new Dominion home, you will receive a full refund of your earnest money deposit. Even better, we can just start to build another home for you. What great peace of mind knowing that you will not lose any money if your current home takes longer than expected to sell.
What if I don’t get as much money as I had thought out of my existing home sale?
Sometimes this happens and you are not able to put as much money down on your new home as you had expected. Don’t worry, with Dominion’s “Helping Hands” program that I spoke of last month, you still have the opportunity to earn some of your down payment by doing some work on your new home. Typical work on a home consists of painting, landscaping, etc. This work is offered on homes with an FHA loan.
