MLS stands for Multiple Listing Service which is a co-op of Realtors that together list all their homes for sale and have contractual offers of compensation between the brokers. The MLS is also accessible to appraiser and other real estate industry folks who belong to the MLS. But what does this mean for you?

Why Do I Need the MLS?

If selling your home in Central Ohio you want your home in the MLS because there are approximately 5,800 MLS members that share this information with their potential buyers.

If you are buying, you want the most up to date and correct information as possible. Our Columbus MLS allows up to the minute accurate data, for uploads of important documents such as disclosures, and remarks from the listing agent to your agent with other important information.  All available Columbus MLS listings are updated by the Realtors as things happen.

What is the Difference Between MLS and other online searches?

I get lots of links from my clients who are looking to buy a home from some of the big real estate sites such as Realtor.com, Zillow, Truila, Homes.com, but they often get frustrated because they quickly realize that other sites are not often up to date, they don’t get information as quickly, and they don’t often have all the listings. Zillow.com right now is showing 5,618 homes for sale in Columbus. The MLS shows 3,267 homes.

So you ask, “where are all those extra homes?” Buyers are wading through homes that possibly have already sold, homes that aren’t available because they are under contract, and other situations that just don’t make online sites as helpful. About a year ago, I had a client all excited about a house he found online somewhere only to realize that it had sold almost a year before. Talk about frustrating!

Bottom line.

I understand that trusting a Realtor to do your home search for you is hard because you have to feel comfortable with them, but honestly if you aren’t comfortable with them you should probably look for another Realtor. Feel free to keep browsing the home sites, but realize 9 times out of 10 that the house you are sending your Realtor isn’t available. The MLS is a powerful tool to keep you current in the market, and as some areas are coming back to a bit of a seller’s market, you want data on new listings ASAP.
